New dwelling in a conservation area

EPA were approached by our developer clients who had Purchased Oak Tree Place as a partly finished new dwelling. Construction had commenced on the property however was not finished and stood abandoned. Our clients had the vision of enhancing the property in terms of its layout, accommodation and design where the original design was devoid of personality or charm. Internally the layout was fragmented with poor social connectivity between the living areas and garden.

Set within a conservation area behind a Grade 2 listed building and working with the of the existing structure and layout, the opportunities to enhance the development within a sensible budget were challenging. Utilising the roof space and reconfiguring the first floor layouts including moving the main staircase allowed 5 double bedrooms to be achieved. To the ground floor a small extension was added to create an open plan kitchen / dining space to the rear of the property with a strong connection to the garden. The remaining ground floor areas were also reconfigured to create generous reception rooms, utility areas and a home office.

By maintaining the fundamental form, fenestration and structure of the building we were able to enhance its character within a sensible budget. This was achieved by introducing subtle detailing to features of the building which collectively, would elevate its quality. Details included timber architraves to the windows, a re-designed front door with a traditional timber surround, timber mouldings to the new loft dormers and a more uniform colour palette throughout.

The design language adopted externally was continued through the interior where we designed the key joinery in the building including the stairs, kitchens and feature panelling. Working closely with the interior design team ensured the scheme delivered the optimum quality the client aspired for through all elements of the building.
